Dubai's skyline is set to welcome a groundbreaking addition with Burj Azizi, a 132-story skyscraper on Sheikh Zayed Road. Scheduled for completion by 2028, this 725-meter marvel will become the world’s second-tallest structure after the Burj Khalifa.
Burj Azizi aims to redefine vertical living by hosting:
The highest hotel lobby, nightclub, observation deck, restaurant, and hotel room in the world.
A vertical shopping mall and a seven-star hotel inspired by seven cultural themes.
Residences including penthouses, apartments, and holiday homes.
State-of-the-art wellness centers, cinemas, gyms, swimming pools, saunas, and play areas.
An adrenaline zone, offering visitors the thrill of living “in the clouds.”
According to AE7, the Dubai-based architects behind the tower, Burj Azizi presents unique challenges due to its mixed-use design. Unlike typical skyscrapers, such as the all-residential Steinway Tower in New York, Burj Azizi must cater to diverse needs, including hotels, residences, and retail spaces, each requiring separate entrances and layouts.
The tower's 57m x 57m base requires innovative solutions to accommodate essential features like elevators, stairwells, and mechanical rooms without sacrificing usable space.
"The foundation system is 70 meters deep, even deeper than Burj Khalifa, but more concentrated," explained Erik Hokanson, Principal and Design Director at AE7.
AE7 collaborated with experts experienced in super-tall structures to perform wind tunnel tests and structural analysis.
"Vertical structures like this bring unique challenges, especially withstanding wind loads and gravity," added Hokanson.
The tower’s design emphasizes its verticality, featuring:
Vertical glass blades that enhance its form and stretch skyward.
44 elevators, compared to the original plan of 20, to manage traffic flow efficiently.
Multiple entrances to provide seamless access for hotel guests, residents, and mall visitors.
A dynamic LED light show that transforms the tower into a nighttime spectacle visible from afar.
Mirwais Azizi, Chairman of Azizi Developments, envisions Burj Azizi as more than a skyscraper—a lasting legacy that reflects Dubai’s achievements in design, engineering, and innovation.
"This is a vertical expression of Dubai’s monumental progress," said Moosa Swaidan, Vice President at AE7.
Visitors will experience Burj Azizi differently depending on their perspective:
